Question:
Why do we need a Property Management Company?
Answer:
Your Board of Directors hires a Management Company to provide the day-to-day management of your community. That includes common element maintenance, billing and collection of assessments, payment of bills, enforcement of Covenants and 24/7 response for emergencies.

Who do I call with an emergency issue after hours?
Answer:
RIGHT Property Management offers an ‘after hours’ emergency number and someone would be available at (302) 519-3278.

Question:
Why does the HOA need insurance?
Answer:
The HOA maintains the liability for the common elements of the Community. RIGHT Property Management will shop and get in place a complete Homeowner’s package insuring the common elements of the community, (which includes the outside of the buildings). This policy would not include your personal homeowner’s policy for your personal items and the inside of your unit.

Question:
Can the Property Management Company help me get things delivered or aid in getting contractors into my unit since I am a ‘part-time resident’ and not able to be there?
Answer:
RIGHT Property Management will be happy to safeguard and hold keys that can be loaned to persons you authorize for entry. The keys are coded by the office so they cannot be identified if lost. The keys are signed out and must be returned at the end of each day.

Question:
What do my Initial Assessment and regular Assessments pay for and what is the Capital Reserve Assessment?
Answer:
Your Assessment is used to pay for the Operating Budget of your Community which will include landscaping, pond maintenance, (if applicable), irrigation if provided, Pool and Clubhouse Management services, trash removal, insurance, common element utility expenses, snow removal, common element repairs and home repairs when warranty work is no longer available, storm repair and any additional expenses which are categorized as common element expenses as the Community develops. Capital Reserves are set up to provide for long term planning of capital expenditures which will be required for maintenance in future years. It is basically a ‘savings account’ for future expenses on depreciable assets. This fund is vital to a healthy community to avoid “Special Assessments” whenever possible.

Who would be my contact with RIGHT Property Management?
Answer:
Your Community will be assigned a Property Manager and also a Financial Manager to aid in all of the Community needs.

Question:
What is the procedure for making changes to the outside of my property.
Answer:
According to the majority of Covenants for Communities, no changes can be made to the exterior of your property without an ARB (Architectural Review Board), approval. Copies of the ARB Application is provided to the Community and RIGHT Property Management will aid in the review of any/all request before they are made to the property.

Question:
Why do we have retention basins/ponds and what do they do?
Answer:
This is a question frequently asked by Homeowners especially those that are new to the area. Many owners come from areas where they have established storm sewers. In this area we use retention basins/ponds to carry away storm water. The ponds are utilitarian and not recreational. The ponds also require specific maintenance to assure that the banks do not erode and the integrity of the ponds are maintained.

Question:
Why do I have to pay for amenities that are not yet here?
Answer:
The Communities Assessments are set for full-occupancy and a completely operating community. The funds collected but not expended, will be held in the bank so that as operating budget costs rise there will be funds available to operate the amenities of your community. The pre-construction pricing provided by your Builder helps to offset the costs of paying for amenities that are not yet in place.
